Try Tellus. I'm managing all my rental property on their app. I used to use Venmo but it is not designed for rental payment since it has transaction limits and it was hard to track all the rental payment through Venmo. Now, my tenants pay me through Tellus and it provides rent roll and other financial reports automatically so that I do not have to use an excel to record all of them. 

I am not sure about what kind of exact insurance do you need to consider. I usually consult an insurance company with high reputation so that I can have a more clear overview.

Sometimes it is not absolute. People who have criminal background doesn’t mean they will break lease and sometimes people without criminal background may ruin your property. Criminal background can not be the definite deciding factor when choosing tenants, although it really has reference significance.

It's cool to see how things will change. 

I haven't used that but now I use Tellus. My tenant send me rent payment through the app and all thing goes really well now. All the services in their app are free. 

Search real estate related meetups in northern California and talk with professionals, build your network, etc. 

I'll look into this, it attracts my interest. 

Communication is the key. In my experience, when tenants refuse to let you upgrade or improve, they usually hide something. Most tenants can arrange upgrades.

You can sign something that specifies the termination of the current lease, but I may just add something to the new lease to replace the old one. I think it's acceptable and can be signed together.

North Carolina only needs seven days notice in advance. However, it is best to review the lease agreement as it is sometimes possible to issue a notice to terminate the lease on the first day of the month.
