I use Tellus too. Since I own small units of properties, I want to manage them just from my phone. I like all the features they have on their mobile version. My tenants pay me monthly rent through the app and I can track every property related stuff.

I use Tellus. My tenants pay me through it and I can always add rents and expenses. It generates financial reports automatically.

That's true. I had a lot of trouble with their listing. After I posted my listing, they somehow changed the order of my pictures and my property is a single family home but they changed into "apartment for rent". So I contacted their support to help me solve that problem.

You should definitely check your lease and I think it should be your tenant's responsibility to clean that up before you do the move-out inspection. If you still need to call cleaning service after that inspection, I guess you should charge the fee from tenant's deposit.
There are a lot of topics about this on BP now. Personally, I'm using Tellus for rental property management, including rent collection, tracking financial reports, screening tenants, etc.

Try Tellus. I use it for my rent collection and also my tenants can submit maintenance ticket in the app. Super convenient.
