Great thread @Jacob Perez although I live in California i continue to invest back home in Canada...most of my investments have also been in Hamilton, which has been very challenging over the past year or two to find good cashflow, but not impossible...I too have been exploring other markets and Windsor is definitely looking very attractive...ive spoken with @Cassidy Logsdon before and she has a good handle on the market.
Since moving to SoCal I have been JV with local investors to maximize opportunities.

Hi @Neil Da Silva I invest in a few cities in Ontario from the US. Get my leads mainly from relations with realtors. But also right off the mls. I've also met a seller right here in BP who I bought off of and just completed the flip. Curious to hear how others in Canada are finding deals as well.

Of course you can do this. I live in the US and purchase properties in Canada regularly.
Buying all cash is easiest as trying to get a loan will be a challenge.
With my current deals i partner with Canadians who would qualify for the loan.
There is a considerable advantage buying with US dollars however as you may encounter finding good cashflowing properties will be a significant challenge.
I'd cashflow is your strategy.
You should find yourself a good CPA who works with investors on both sides of the border.

Have you worked out how much that additional income will really cost you? may still be worth it ...is bringing in a partner an option? How much has the 400k appreciated since your purchase in 2012?
Buying pre construction runs you this type of risk...not uncommon with Condos being delayed.

for my tenants in Ontario I've used RentCheck.ca numerous times in the past. They have various types of background checks and even have their own internal scoring/grading system to help you make your decision.
