hi @Matt L. I've used Cam McCarroll from Harbour Team over the years he understands the business. Don't have too high expectations of realtors finding you a deal in such a hot market.

@Dan Falla@Roy N. as a former REIN member I have nothing but good things to say about them. Yes I agree in any environment to go in with your eyes open. REIN helped me get a real boost into the investing world. I tried on my own but it was difficult to figure out, similar to what many new members express here on BP who are seeking mentorship and advise. 

I built most of my key re team based on networking at REIN events. To be honest the program is pretty top notch and I really never felt pressured to buy anything.  Which as Roy mentioned were mainly books. Although to be a member you did have to commit to a membership fee for 18 mths.  

Now things may have changed since I left over three years ago. I do know they've brought in Richard Dolan and the brand image has changed but they do give you solid information and it really does help to be part of a network of like minded individuals. 

Before joining REIN I didn't have anyone in my immediate circle of influence who invested in rental properties...infact I got more people persuading me not to get into rentals.  

Anyways just my take...

@Kenneth Noronha Hamilton prices continues to soar making it even more challenging to find properties to flip. 2017 predictions are for another double digit increase.  But as others have mentioned there are deals to be made but more likely off site. I'm currently doing a flip in Hamilton near Tim Horton stadium from a seller I found off BiggerPocket. You may want to also consider other markets.  So keep at it and best of luck!

hi @Olga Netchaeva welcome to BP. I've done both scenarios and the blended ended up costing less. The thought is if your planning to tap into the equity in the near future then the heloc makes sense to keep. Once it's all transferred into a mortgage it's locked in at the lower rate and you no longer have access to equity. No idea how he came up with 2.44% sounds like you may want to get advisor.
