Post: Reimbursement for blinds??

My property does not have blinds on windows and ceiling skylights. Tenant had two walkthroughs of the property, conducted a move in checklist without mentioning the lack of blinds as an issue, and signed the lease (annual). The tenant is now asking me to reimburse for expensive blinds, purchased without consulting me. I am pushing back, willing to credit for a nominal amount per blind. I’d appreciate your suggestions on how to handle the situation.

@Kyle J. I’m considering placing Section-8 tenants as well and was wondering how the security deposit or additional pet/service fees are handled- tenant or agency?

Usually this refers to extracting information from the website. Often using software scripts but can also refer to using a manual process (say using a VA to create a spreadsheet). Once in a spreadsheet or database you can run data analysis to your heart’s content,

Not sure about “best”, but I use Cozy for credit/background checks and am happy with the results. I like the fact that I can separate the application collection from the background check.

Some personal perspective on 401k loan repayments... I recently was laid off with an active loan from Fidelity. They offered me the ability to continue the monthly loan payments from my checking account. No early withdrawal penalties! Your mileage may vary.

Folks, I am placing my first tenant and would appreciate your help!

I have an applicant who passed both my credit and background checks. This person has listed a substantial monthly income as an independent 1099 contractor, and has provided me with a copy of his 2017 1099 form. I also received verification from his employer that the earnings info is correct.

Everything looks good on paper, yet my "spidey-senses" are tingling. What other due diligence should I use?

Was 5 minutes from work, until I changed jobs. Now about an hour’s drive. That’s about my limit.
