Well she might do it. In 2022 Biden/Harris provided an $7.5K EV tax credit. Also in 2022, Ford increased the cost of the Lightning by upwards of $8.5K due to (ahem) "more expensive materials".

@Moses Villarama I've started investing here in Eugene and nearby. Down the road who knows where things will go, but for now, while working full time, having a family, and just getting started in this REI, I prefer to reduce what I have to learn in terms of markets and contacts. To Lauren's point, the cash flow isn't what you hear others getting, and the recent laws haven't made things easier. But at my stage, getting experience is more important than maximizing ROI.

Hey Moses, welcome! I'm in the Eugene area as well and fairly new to the business. From my limited experience, the market here is high and most of what is listed on the MLS is overpriced, with rents often undermarket and the new rent control law preventing bringing them up to market quickly. That said, there's opportunities in any market, you just won't find what you hear about in the Midwest, you have to set your expectations accordingly.

We expect to have a 3/1 home with a fenced yard available for rent in May, dog-friendly, South Eugene. 

It might be on the low side of the space they're looking for, but it will also be below their target rent. There is a second unit on the lot, but standalone with separate parking, entrance, yard.

Hello all. I'd appreciate opinions on a murphy bed. 

The property we're closing on has a 400sqft studio with an existing murphy bed in a somewhat awkward location (open it mostly blocks the hallway to the bathroom). The bed is a double with dated wood-paneling.

We're considering removing the bed. Looking for input on how/if renters value having this built-in?

Hello all.

Several of the properties we are looking at are owner-listed. Our options seem to be checking if they'll work with a buyer's broker, or for me to pay the sales commission fee. 

Beyond adjusting the offer/rolling the commission into my calculations, I'm curious if anyone has strategies for approaching owner-listed properties with a buyer agent.
