Post: FREE Truly Motivated Leads for Established Wholesaler(s)

If you are a wholesaler (real or virtual) and closing 2 or more confirmed deals per month I might want to work with you. I have a unique approach to get TRULY motivated leads. 

I have excellent market analysis, lead management and marketing tools at my disposal that I want to utilize with the right partner out there in cyberspace.

If you already have an established marketing pipeline you can feed me into it and I will send you leads for a split. I only deal with owners/sellers that are motivated or even desperate to sell ASAP.


Tell me a little bit about your business, what type & class of real estate your target, what area(s), how many deals you close per month and what type & class of end buyer you sell your properties to.

OPTION A: Here is what I will do for a 30/70 net profit split:

I will perform all lead buying, market research, outbound marketing, endless outbound marketing follow-up (voicemails/text/email) until a response is recorded, preliminary  deal & strategy analysis, incl. comps & cash flow estimates & reports PLUS

+ Level 1 screening to establish level of initial motivation.

OPTION B: Here is what I will do for a 50/50 net profit split:

EVERYTHING in OPTION A...PLUS

Level 2 screening ie. Live call-back to owner/seller, deal information gathering, initial negotiations even possibly appointment scheduling if you wish, before i hand the lead over to you.

THERE IS NO COST to you! However...

What is required is you have experience and dedication in closing wholesale deals on an on-going basis. Second requirement is that we establish a service level of maximum 24 hours for inspection upon agreement with seller/owner. Last requirement is that we set up a meeting after our first closing and our first deal together will finance any expenses related to this meeting. We will perform splits at the closing table at the title company or attorneys office. We can also utilize mobile notary for important paper work processes.

My Dear Fellow Investors!

I am looking for an individual that knows his/her strengths & weaknesses as my new partner. I am NOT looking for a sales associate, because we are not attempting to sell anything. We are looking to listen & solve problems of regular everyday hardworking Americans.

I am very serious about this venture and I would expect the same from you. And the guru only charges $1,000? Good luck.

Might want to learn what an option is....no one is saying you are buying it for a $1. He is saying he is buying an option to buy the debt at a discount for $1 SHOULD the property sell OR should you be able to get a hold of the debtor. Anyway, watch the video about this. It's on youtube.

To  boot, the property can be sold before even  under  going  rehab and already have a buyer lined up and  waiting, ready  for  the  purchase  of  a  renevated  property.  This  is  done  with  a  contract   between  the  expected  buyer  and  release  from  the  1st  seller.  Contracts  can be lined up  before  the  renovation  even  begins.  Once,  the  rehab  is  finished...…. some  investor/buyer  may  request  that a  selective  tenant  be  placed, before  handing the property  to  the  new  owner.  This  is  speculative,  as  all  deals vary. 

I'll  be  honest,  even  some  of  the  class "C"  and  "D"  areas  have  become  competitive  due to these wholesalers.  They  can  have  up  to  multiple  properties  all  at  once.  Some  of  this  craze,  has  caused  for  me  to go  invest  out  of  state.  

Where  ever  you  plan  to  purchase...………..  you  must  know  your  numbers, your risk, your budget,  and  your expected profit.   If  you  don't  know  the  industry,  buddy with an investor  that  you  can  possibly  follow  and   learn  from. DO  NOT  TRY  THIS,  unless,  you  feel  confident  in  what  your  doing.   You  can  run  a  risk  and  loose  your  pants. 

 Sorry don't get it. THe presentation is about wholesaling. This sounds more like a rehab business??

We are looking for a partner to call (mostly) lightly motivated owners and screen for full motivation. We will also have straight cold calling for distressed owners for some extra income. There is no selling involved, but experience would be preferred.
