@Michael Plante obviously finding the deals is a huge part of becoming successful as a turnkey provider but there is more to it than that for sure. How do you plan to deal with property management? Property management alone can crush a turnkey business and is most often the cause of failed turnkey properties. I do wish you the best of luck, just my two cents.

@Jay Gousman it all starts with educating yourself on the potential investment options and from there you can begin to build the framework of your investment strategy. Very broad answer to your questions I know, but it all depends on what you are trying to accomplish. Buy and hold is a fantastic way to build generational wealth but you must know how to analyze the numbers and make solid investments. Time to start the homework! Best of luck!

@Tonya Weathers This is where your realtor needs to come in and really work for you. They need to explain to the owner that a HML is really the same as cash. Closing deadline will not change and the deal will not be held up for financing. All of this assumes your HML is ready to lend to you, and more importantly on this specific property. You can also have the HML write a letter stating no appraisal is necessary (mine does not require one) and closing timeline to be 7-10 days (most can close quick).
