I think mentoring can go both ways. I think if you find a mentor that can teach you their best practices for REI that will be awesome but I also like to share what you might be able to provide them. Maybe it is just a positive, can-do attitude, but I feel like being proactive about sharing that is helpful in finding a good match.

It depends. My preference is no HOA so that I have control over the property and the variables don't change that are out of my control. For example one property I have just banned STR and anything under 6 months, that was a big hit for people that were doing AirBNB and unexpected to the model. On the other hand HOA has the pool and the trash service and other benefits so it just depends on what you are going after to see if the pros outweigh the cons.

We are making our website mobile friendly in hopes that we can ensure that folks can use it on the go. We had an app in the past, but for our small team it is hard to manage both a site and an app to ensure the best experience on both. One day in the future we might bring back an app, but nothing planned right now. Keep sharing any pages specifically that aren't easy on your phone and we can see what we can do. HI! I used to live in San Diego, love the area. I rented rooms to traveling nurses, but did a little research before hand and I would say it depends on your area. I would look at Craigslist, and sites like Spareroom.com, Roomster, etc to get a gauge on what people in your area are renting. For example are closer to La Mesa or closer to SDSU cause that could increase the price depending too. On a quick search it looks like $1,000-$1,400 a room but you will want to read through their posts, do they have pools, their own bathroom, etc. Then once you have an idea of similar setup you can post your room. Welcome!!! It might be helpful for you to share your goals or things you enjoy. I could say fixing and flipping is great but I also like to work on projects. I think if you share more you will get better answers to align to your personal goals.

I wouldn't use a family attorney to help me with my criminal issues, but when it comes to real estate it is a business, but also very specific problems you may run into with evictions and contracts. Do you have one attorney or several and if several what are their specialties?

Hi Mark I am also in Moorseville! I got a home as a second with the intent to rent it as STR but ended up moving to the area fulltime. Lots of the HOAs seem to be banning STR in Moorseville so I am keeping my eye out but would also love to start investing here as well as my Denver market.

@Jeff Copeland thank you! I am very familiar with the commercial side as I used to work in development. I am leaning more toward the commercial real estate loans, but recently some good options have popped up at the smaller 4-6 units so that is why I added the range, but great point on the difference. I will run my pro forma on both options rather than just commercial in case a residential option ends up fitting the best opportunity.
