@Joseph Fenner our site is responsive so any tool or part of the site you are using on your computer should look and work just as well on your mobile device. That being said I know we have a lot of people championing for the return of an even better app, but no set timeframe for something like that yet.

TLDR landlords can't charge more than $300 for pet deposit effective January 1st and as far as rent, no more than $35 or 1.5% of the monthly rent, whichever is greater. There are a lot of other interesting tidbits in the bill https://leg.colorado.gov/sites/default/files/2023a_1068_signed.pdf

I was chatting with a property management company and they said that they recommend that if a unit has water and ice maker on the door to switch that refrigerator with one that doesn't. Their point was that most of their large damage they dealt with was with regards to fridges leaking which surprised me. My property is Class A so I would assume tenants would expect such conveniences as water and ice going to the fridge. Has anyone had any issues with their fridges or thoughts on this in general?

I found this multi-family that currently has tenants in place on a verbal month-to-month lease. The agent selling the property stated this is part of an estate sale since the owner passed away. Has anyone ever dealt with something like this before. If there are no copies if the lease what rights do I have as a new owner to get new leases in place?
