@Patrick Shep the app launched 24 hours ago so the next few months are going to be to ensure that the current features are working as expected. So feel free to send me any feedback you have on the current features. As far as future features what are you referring to as deal analysis, what tools are you looking for on mobile? Would love to learn more.

I know in March mortgage rates were discussed, but there still seems to me lots of conversations right now with with recent cut. In one of the BiggerPockets groups some people were saying with the fed cutting rates a half point was a BIG change and then others saying a SMALL change. So seems to be a lot of confusion out there of what the recent fed's 50bps means for the economy and borrowing money for investing.

@Bill Schrimpf  The featured agent program has not been rebranded and still exists. What you are referring to is the website subscription, we retired the Premium membership and created a new Business membership. The goal of this new membership was to support both investors and companies better on the site and in the community. Many investors often said they did not know what “Premium” meant and wanted it to be clearer that the person had a business for them to work with. Additionally, we wanted to build tools specific for businesses such as dashboard widgets, updated business pages based on users’ feedback and we hope to continue to add more tools that help you scale your business within the community. We also brought the price down from $99 to $79 a month.We sent an email regarding this a few months back and confirmed one was sent to you. Please let me know if it would be helpful to send it again.

Welcome, so glad to have you in the community! I think we need a bit more information to help guide you. Are you thinking of a long term rental, mid-term, or short term? Are you looking for single family or multi-family units? What are your overall goals?

Shameless plug but I would say read some of our BiggerPockets books in the bookstore. I read Set For Life before I even know what BP was. Also Dave's, Start With Strategy was really cohesive and really helped me understand what questions to ask even after I had already bought a few properties.

As far as condo/townhouse I would say watch the HOA and make sure you know how much, any deferred maintenance and any rules. Such as issues with STR, or even renting it out long term. I have had friends buy a great condo and then didn't read the docs well enough to know that they limited how many units in the building could be rented out at a time.

Remember that there is no right or wrong way, it just depends on what path you are most interested trying out and feel most comfortable with.
