Thank you for the feedback and super helpful to know you liked the maps. We are constantly testing and looking to improve our site navigation to make it easier for folks to find what they are looking for, but there is limited space on each page so we don't always get it right. We have tons of people in the community that host great local events and still encourage users to check those out here https://www.biggerpockets.com/forums/521

The community!! Amazing people sharing advice, challenges they have experienced as well as successes. Beyond that I could name a ton of tangible site benefits of subscriptions like all the calculators, discounts with partners like Home Depot, the great reports and webinars with tons of data on current markets and trends or the landlord forms just to name a few.

If you haven't already done so you can add a keyword alert for Atlanta in the forums so you can always keep updated with topics in the community. There are so many great people here all willing to share advice and lots of great blog posts to learn from too. Glad to have you.

If you get a BiggerPockets Pro subscription you get access to state specific landlord forms as well as things like pet addendums. I take the state specific lease, and add anything specific to my property. An attorney for a final peek is always a great idea just to ensure you are covered. 

Local and state laws are changing on the daily so I think that the right Property Manager really helps with that but hiring a PM or self managing is always a personal call. This page has some helpful resources. https://www.biggerpockets.com/blog/manage-your-rental-proper...

I work for BiggerPockets so of course biased but I think the Pro membership is more than worth it. You get landlord forms, unlimited calculators, free tools from some of our partners just to name a few of the benefits AND you support a great business that wants to create a space for investors of all types to connect and grow their real estate. I also love education that I can get for free or paid so why not mix it up. Join a bootcamp, listen to the podcasts, read/add to the forums, read our books and go to local events. Win-win :)

My concern if it is this challenging to get receipts and a contract and you are the owner, how is she going to handle the tenant relationship.

The forums are a great place to read what others are saying and get great advice from folks that have lived it. We also have a new matching tool where you can answer a few questions and get a list of property managers in your area. https://www.biggerpockets.com/business/finder/property-manag... It never hurts to talk to a few folks to see who you want to work with. One investor I spoke to last week said that personality of his property manager was the most important thing after years of dealing with relationships.Something I hadn't considered when I was looking more about how they market to tenants, handle maintenance, etc. Here is also a great article about some questions you can ask them https://www.biggerpockets.com/blog/questions-to-ask-a-proper... As stated above brush up on the local city, county and state laws. There have been a ton of new ones in Colorado recently that you want to make sure to know about.
