BP,

I'm looking at some DMM venders to see were I can get the best bang for my buck. Does anyone have a company that they recommend?

I would like some input on this too. I've heard FSBOs are naturally cheap because they're trying to skip the agents fees. Also there's just not a lot of inventory on CL in my area.

Imho, it's someone who can close quickly (usually within 2 weeks). And, as Mason says, someone who isn't reliant on a 3rd party to get/spend the money.

 Basically, it's the same way you would wholesale an off market deal. Contact the realtor, ask them how flexible the seller is, then I usually send them an "unofficial" written offer via email. In the state of Missouri, if the realtor gets an offer in writing, they have to notify the seller. Get it under contract, assign it, yadda, yadda, yadda.

It's a grind, but if you're respectful of their time and don't treat anyone like an idiot, you'll land some deals. They're out there. A secondary benefit is that you'll connect with a lot of agents in your farm area.

It's a grind, though. A hard grind.

One thing that I've noticed when studying Yellowletters is that there are definitely a few generic templates out there.  I have a mail drop coming this week and I am looking to stand out (as we all are). Does anyone have any advice on how to do so?

Really, all you have to do is start from one deal and work backwards. Based on everything I've read on here and heard elsewhere is that the response rate for postcards is anywhere from .5% to 2% and letters are around 5%.  Lets say we get 3%. If your a killer closer, generally your going to close around 5% of those. I'm probably not gong to be that good at least starting out so let's say I close 3% of my leads.

So...

1 deal= 3% of 30. So I'd need to get 30 calls to get deal. At a conversion rate of 2%, that means that I'll need to send out 50 mailers to get one call. 50 mailers X 30 calls = 1500 mailers. The cost of each mailer ranges from .90 to $1. 

Its a rough estimate, but I think it's a goof road-map.

I'm new, but my projected "cost per deal" is $1500. How long have you been sending out mailers?
