Got a question for you. I've been working with an agent on a property she listed on the MLS.
After we agreed on a price, she said she did a background check on the title. Anyway it turns out the deal is dead because one of the people on the title is in jail. But she recommended that "I try and see if (I) can get it for the back taxes."
What does that mean?
I would take it to a buyer and ask their opinion. If you're humble and new, someone in your area will help. Do you have anyone around that you trust?

I wouldn't. If you really want to do it then why not do it on the side? That's how most successful wholesalers start out, it seems. Being a good business person isn't just about opportunity, it's about finding opportunity while minimizing risk. I've been hustling part-time off the MLS for four months and I still have yet to get my first deal.

Yea. I've kind of caught that but the fact is if you are going to find deals on the MLS, you have to be putting out dozens of offers a week since I am offering them at prices were 90% of them will get rejected. The secondary benefit is that you are networking with agents, which is important.

Thank you Stephen. I'm not sure what an "official offer" entails. What I do is write up a letter in MS Word and send it in an email with a POF. I'm not currently working with an RE Agent because I want to offer the agent I am sending this to a double commission.
What do you subject in the follow up? Simply re-emailing the original offer? Sending an offer with a different price? Just simply restarting the conversation?
I appreciate all your help!
