Looks like everything is stacked in favor of the company. Who is responsible for wear and tear on the house? Do they screen the tenants or do you? Suppose the occupants won't leave when you sell the house? Do you have to evict? There is so much that can go wrong here.

Those expenses look very low to me. How about management? Getting each unit on its own meter could get quite expensive because you will have a water and sewer tap fees. Those can run several thousand.

To maximize Fico score you need a minimum of three revolving credit accounts. Do you currently have any unsecured cards? Not all secured cards are equal. You want one that will eventually become unsecured. Navy Federal Credit Union has the beat secured card hands down!

why shouldn't a buyer reach into his own pocket and pay the agent who represents HIM? I have a fundamental problem with paying someone who is representing someone else in negotiations against you? Seriously, how did this ever get started?

A credit score of 650 is a bit less than average but not indicative of a great deal of negative credit. A person could have paid every bill on time for the last 20 years but if they have taken advantage of a 12 month zero interest on a few cards their score tanks. A petty bill of $20 that is 5 years old and cannot be resolved can drop a score 30 points or more. When you set a minimum credit score that high you need to manually review the credit report and see why it is low.

it all depends on the quality of the agent and if they are worth the 3%. Some are but it seems to me that most arent. I am constantly stunned by the ignorance and laziness of many agents. Great agents are rare and if you find one hang on to them!

Put you a few for rent ads online and in the newspapers.  Just never answer the phone.  Print them out and copy them and file them away. There is your intent.

I know that the fine print says that the buyer should verify all facts but I think it's really sad that a realtor cannot use basic math and a tape measure. They hold themselves out to be all wise and knowing and a necessity in a real estate transaction but can't even do the simple fundmentals. I don't see how the competent realtors can stand to be in a field running rampant with incompetence.
