so you are bitching about them giving you your money back on an appliance that was marked down several hundred dollars? These guys on the floor at Lowes often don't know what is going on. Unfortunately it's buyer beware. Anytime you buy something marked down this far you must do your due diligence. That includes taking it out of the box and inspecting it. I have bought well into the six figures from Lowes over years. I have gotten great deals in the past as well as getting poor products. In the end though, I was always treated fairly and they resolved my issue.

if you could get a loan for flips at 10% with no points that would be a huge win for you. 10% secured for an investor that is drawing 1% in a CD is a huge win for them.

I have been in construction and real estate for 25 years so here is my take. If I give someone a price it not merely a point of negotiation. Now if someone does counter my price, I assume that their counter is a price they are willing to pay ME.  To me, if I agree to the counter price then the job is mine. I would be concerned a bit about contractor A. That is a big drop in price. Why did he drop his price so much? Did he overprice initially hoping to take advantage of you? Is he desperate for work? Is he now going to cut corners th make up for the lower margin?

Didn't you make your offer based upon the defects that were obvious?

I know what I would do but I wouldn't print it on a public forum.

I would hate to be buying somewhere where I had to "sell myself" to buy an overpriced property.
