I would be concerned about the continued availability of potable water. Is there the possibility of connecting to utility water if the spring runs dry or becomes contaminated? I tend to look at this like a traditional mobile park deal in that I would be concerned about the ability of the houses to stay in good enough condition to continue to justify paying lot rent. Overall, what condition are the cabins in?

If you just check once a day you will get left in the dust also. in a competitive market you need to have your OFFER presented in less than 12 hours. MLS is low hanging fruit.

I think the market is overheated right now not just in multifamily but in single family as well. There has been a tremendous boom in multifamily the last 6 years. Where have these renters living under a bridge before? I see multifamily soon over capicity in available units. In single family I see repos coming on the market at retail price and being bought. Everyone talks about investing in real estate now. People come on here asking if something is a deal and it won't even cash flow. People wanting to buy property when they don't have a pot to piss in or a window to throw it out of. People looking for mentors or asking if it's wise to spend thousands on a course.

Some people have multiple Fb accunts. Good ones for public and the bad ones for associates.

You should have negotiated the sale price based upon what it would cost YOU to fix the problem. Then YOU fix it. Go back to the owner and renegotiate and if he doesn't agree cancel and move on.

How do you know it wasn't written on there 10 minutes before you drove by? I doubt the car owner drives around with it on the car as a badge of honor. I think I would stay out of it unless there are other issues with the tenant.

I would also paint that garage door white or even replace it.
