Albany NY is a very stable market, because all the state jobs, colleges, universities, hospitals, and nanotech. Good units are hard to come by, but if you have something really nicely renovated then you can rent way above market. I have a duplex block away from Albany Med (AMC) and rent both units to medical students. I think it works out just fine, but I'm local.

Hey guys, former UAlbany Alum. I was in town two months back and notice a lot of people around South Broadway and near Nine Pin Cider, a cross fit, and a new development going up... Is that a hot area? Any "hipsters" moving into downtown Albany?

Albany is known for their college scene? Really?  Is this something it has a reputation with compared to other cities?   I've lived in the area here for over 10 years and do not think of it as a college city,  but I'm not of college age so that hasn't exactly been on my radar.  There ARE a lot of bars downtown..  so I guess there's a connection.

I would hesitate to buy any property for any students downtown because so many areas downtown are pretty sketchy.  Maybe you can buy cheap and make money renting out rooms l just wouldn't be looking for the property to appreciate.  Albany just overall seems like a stagnant area (that's not necessarily a terrible thing).
