Hey @Alain Haug ,

It's important that you build a team when investing long distance. TK providers/PM companies are just one player on the field. Vetting a solid realtor will help you out tremendously during the buying process. That aside, though I have never worked with them, I've heard good things about REI nation. I have worked with Reedy and Company this year and I am extremely impressed with their professionalism and quality of rehab work. They are also based out of Memphis, TN.

Check out the article below. It will provide some guidance on vetting PM companies, as most TK provider offer PM services as well. Also, I highly recommend reading/listening to David Greene's book on Long Distance RE Investing. GOLD MINE!

This is VERY attainable. The fortunate thing about SoFlo homes is that many already come with converted in-law spaces. This will not only help accelerate you to that 20% but also provide you with more privacy (vs. renting a room). Good Luck and I'm here to help.

Birmingham, Atlanta, Indianapolis, St Louis, Kansas City, Memphis, Little Rock, Indianapolis, Greenville, Jacksonville, Tampa, Houston, San Antonio, Little Rock, Milwaukee, Cincinnati, Dayton, Cleveland, Ohio, or other secondary or tertiary markets.

Depending on the market, you may slightly over pay for the property but if it cash flows....it cash flows. On top of that, you also get the peace of mind (depending on the turnkey company) that your CapEx/repairs will be minimal if everything was replaced new prior to you purchasing the deal. I've bought a real turnkey property this year and it was the easiest/pain-free transaction ever. It's worth looking into.

I'm an out of state investor. I own a property up in Memphis and currently under contract for another. I created this list about a year ago so the quality of these areas have probably changed as Memphis is rapidly growing. Needless to say, it still will provide you a general idea of what areas to look at:

Good areas:

  • Raleigh 38128 (try to push as far east as you can)
  • Bartlett- expensive, but solid
  • Cordova - expensive, but strong. Still some unincorporated areas so those would be county only tax, very rare to find one
  • East Memphis 38117, generally solid, drops off a bit south of Quince. E.
  • East Memphis - 38111 -generally great, can get spotty when you go too west on the southern part of the zip code near the Orange Mound area. North of Southern Ave is $$ and University of Memphis. This is very street to street from 250k+ homes to shacks.
  • Midtown/ Cooper young -38014, similar to 38111. Very complex area. Huge developments and improvements in this area. Really need to know your stuff if you're going to buy here.
  • Whitehaven 38116, has its bad areas, but good investment areas. You'll find some rtv opportunities 1-1.5% here with less risk than Frayser. Working class neighborhoods
  • Parkway Village and Hickory Hill -38118, 38115 similar to Whitehaven
  • Westwood/west Whitehaven - 38109 - some good finds.
  • Germantown - $$$, very few deals in general as it is similar to Collierville, maybe some on western edges, but those are very hard to find.

Areas to avoid:

  • Frayser 38127
  • Orange Mound 38114
  • North Memphis - 38107
    South Memphis - 38126, 38106

Besides another church, I'd look at getting a brewery in there and making the pew area into beer hall style seating. The main issues is that for a brewery is very specific and would have to be a large enough operation.

Similarly - this could be an incredible performance venue as many churches are designed to enhance acoustics.

For a second I thought this was going to lead into a brewery inside of a church business lol
