Years ago I bought a 4-plex with an FHA 201K Rehab loan and it has worked out great. But multi-family buildings are going for $150-200K/unit now!!!! Your best bet is probably to go for a single-family. If you can find something that is 4 or 5 bedrooms that will help your cash flow a lot.
