I think it would have to be the book of Job. Reading about an entrepreneur who can take the kind of hits he did and still come back strong has inspired me through some of my more difficult times. It has also helped on a faith level to remind me that everything can be turned to work for good.

I have to agree. I've found some excellent folks here and I like that I've generally seen people here with the attitude of using information - not just amassing it.

I think I know exactly what you're talking about though the name escapes me at the moment. It's not actually for agriculture - it's for wildlife habitat. It's through the department of conservation or fish and game department depending on your state. Find your local chapter of Ducks Unlimited or Pheasants Forever. They will have someone who knows exactly what it is.

Very good point. I've seen more than one gut rehab that cost more than building new. Especiall since you're NYC and since it's a church - I'm assuming the zoning is commercial.....

First car was a Ford pickup. I love the Jeep but dang the gas mileage... I drove the escape for a while while doing claims for an indiana insurance carrier. I think you'd be surprised about the ride. A lot smoother than the cherokee and the 4wd kicked it out of slick spots when I needed to just as well as the jeep....

That 4D Wrangler looks awesome! You're definitely going to have some fun in that..... Oh man....now you have me thinking - the 4d wrangler with a lift kit...

It happens to all of us at some point or another. It's good for you. Nothing gets your head out of your a$$ quicker than writing big checks that you don't want to. Now you have to do very well to recover...and the muscles you develop from running with anchors on your heels will only serve you to perform GREATLY once the anchors are gone. You did better than another friend of mine. He lost 4 million last year. (Made 7 total though so he netted 3 - that's ok...lol).

Hmmmm. Very interesting. Well with my rentals, I have to have price. I also have to know when the guys will be there....so for the reliability I guess I would need service. Actually this is critical as waiting on any of the work costs me rental income. They don't have to be nice to me though. I have thick skin.

I guess I could sacrifice some quality of the finish. As long as the structure and function of the work is good, how it looks isn't as critical. In fact I've had some people try to rent units from me before the work is complete because they are used to "b level" finish....

Secrets of a Millionaire Landlord by Robert Shemin.

Very basic, very good book. This was his from his pre-Learning Annex PT Barnum days..... It's not written the same way that he talks when he tries to sell from the platform now.

Also, you'd be surprised how accessible good landlords are once you find out who they are. If you take them to dinner and just ask for advice on property management, you'd be surprised what you hear. Landlords love to share war stories.

97 Jeep Cherokee Sport and she just hit 200k miles. I'm gonna drive this one till the tires fall off...then reweld them on and try to get another 100k miles....lol. :D I love it. At any given time, I'm carrying enough spare parts for 4 houses.

I'm thinking of one of those Ford Escape hybrids. Anyone own one? I need the SUV carrycraparoundability but wouldn't mind combining it with a little pinko commie-pleasing low emission engine....i.e. cheap to drive.
