Linked in has a good business format to it. Personally I think Linked in and Meetup.com should join forces. Those two combined would be a formidable social networking site, entity, phenomenon...whatever you want to call it.

If it were me.... I'd buy a multi unit up to 4 units for as cheap as possible. You can buy a 4 flat and get 1st time homeowner financing. That starts you off with 1 unit to live in and 3 units to rent out.

FYI, you're dealing with what I had right after my divorce - post divorce entrepreneurial seizure. You're financial mood had a serious downswing because of the divorce and now it wants to feel a high with a great resounding new success. It's ok to use that energy, but take care that you temper it with a conservative approach to what you do. I went a little crazy with my post divorce seizure and decided that after doing a few deals, I could buy a 632 unit apartment complex. I actually went after the thing until my reason kicked me in the rear and refocused me properly.

I started my investing career in the Ozarks. You're in great cashflow country. You probably don't even have to do preforeclosures in your area. I bet the REOs cashflow very well where you're at.

John does make a point. As the professional, this is her job to make sure she does it right. I have a property that I've talked with my agent about listing and he has informed me that he has a list of buyers that could send it to ahead of listing. As in all things, I'm sure the devil is in the details.

My humble opinion - find a good rental area. Get in there and find the very cheap properties that you can rehab, tenant and flip to investors who want to hold long term. Make a little bit on each and go for repeat clients and a repeatable system. Whether markets are up, down or sideways - positive monthly cashflow will always be profitable.

That's my understanding of IL licenses as they exist. My understanding though is that this is going to change soon - as in the next year.
