Keep a notebook in your car. Everytime you drive around, log down the date and the time your start the car, and the time you end your trip or turn off your key.
You justify by saying I"m driving to look for properties for myself or my partners. Anyhow, at the end of the year, shouldn't you be able to get over 750 hours?
Just some thought to think about.
P.S. Keep a few pens with different inks, so the IRS scumbs don't say, well last minutes you try to fill out the time log with one ink color pen.

If you're geting $1350 +CF every month, why would you want to sell the hen that lays the golden eggs?

If you can get 10% response rate, and out of that you're able to close 1% of the leads that come back. I think you're much better do real estate than selling direct mails services.
Let do an example.
You spend a monthly service of $50/month.
Pay for, let say $10 per response for 20 responses, =$200.
You mail out 500 pieces @ $1/piece = $500
Total costs would be $750.
You able to close 1% or at least one deal.
Let say ARV $100k
you able to get it under contract for $70k.
Wholesale/retail for $10k profit.
Now, the question is, would you better off doing/closing deal for $10k? or selling direct mail service for $750?

In your local market, there's someone who's do a lot of deals, go to lunch on a tuesday, wednesday, or thrusday, and sit in the back of the room listening in. You asked around and probably recognize the names. They don't offer to speak much, and only focus on doing deals. Ask around, and you'll find one. Take them to lunch when they're free since they're often busy with their own businesses, pick their brains, and observe.

@Adam, drive around in your neighborhood and get the address from vacant properties, those are your leads.
Drive on trash pick up day, and whoever trash can not out, those are your property leads.
Walk door to door pass out flyers in your area you want to buy, those will be your farm leads.
Those there don't costs anything, it only needs your effort!!!

I agree with @Joshua 110%. I wholesale property myself, and I don't have a buyer list. But one thing I do know, is when it's a true wholesale deal (not the one you wholesale someone else's wholesale), and the numbers are there, you shouldn't have problem with takers!!! Enjoy!
