If the property is going through the probate administration process you'll need to contact the PR (Personal Representative)

If you do decide on marketing to probate lists/leads you'll need to market to the PR (Personal Representative) of each probate file you research.

Concentrate on the PR that resides outside your state of IL (CA, WY, NC, TN, TX, etc..)

There's a good chance you'll connect with a motivated seller..

If the property is in a trust you'll have to determine which relative is the successor trustee..

I would recommend researching probate files were the PR (personal representative) resides outside the state of NJ (CA, WY, TX, etc..)

I usually mail every 30-45 days. For your mailings the one thing to consider is to get your letter opened by the PR.

Your potential seller should be a court confirmed PR (Personal Representative) to legally sign your contract.

If your seller does sign make sure you have her sign a Probate Purchase Agreement as well.
