I paid 400 dollars for my "package" and that is all you need. I am willing to pay that money for someone to save me the trouble to organize the wealth of info freely available online into an ordered organized package, and they supply my contracts. Sure. That seems ok (not necessary, but you need to valuate how much your time is worth). With that package I can just use my time wisely (actually getting started) and not be forever stuck in analysis Paralysis.

Listen to me! Don't you do it!

What is this $400 package you speak of?

@Surgess Santacruz   It really depends on each person/company.  Me? I don't deal with the buyers. I have realtors that do that. So I wouldn't be able to do much with that, but there are a lot of people that do deal directly with buyers and maybe they would be interested?

I am pretty new as well so I look forward to seeing what others have to offer.

One piece I do feel comfortable chiming in on is the listings bit. I assume you mean listing it for rent? I feel like most people just rely on either Craigslist or Zillow mostly, from what I read on here a lot and I believe both are either free or very cheap. I don't know that you can list rentals on the MLS?

 Yeah, this should have come up during due diligence right? From the title company and what not? Or whatever attorney worked on the deal??  (Obviously from the seller as well, but they have proven to be unreliable, clearly.)

@Jennyfer Sakiewicz  I am under contract on my first flip as we speak. It looks like it will net very nicely after all is said and done.  I didn't pay a cent to anyone other than books I bought, in regards to educating myself.  If you have a PhD, you are no moron.  So, read. Also, become very active in regards to reading and participating in the forums and reading on the blog! There is so much information.

I recommend all the BiggerPockets books. Not just because we are here but they really are amazing.  J. Scott's "Book On Flipping Houses" and "Book on Estimating Rehab Costs" are my two favorites.  

You do not ever need to spend tens of thousands of dollars to learn this stuff.  Don't do that! I know I am new but based on how much I educated myself for the year and a half before I decided to go after my first flip... there is no reason to do that.  Just read and hangout on BP. Really. It's that simple. 

Also, as pointed out above, traveling gurus have no idea what is going on where you are.  I have heard some people that have seemed to have pretty great experiences with some gurus that really focus in specific areas, especially in parts of Texas lately. But, again, I just can't justify that cost. You could put that 40k to such better use by investing it in property!!!
