Hey @Todd Moore, I'd say look at what else you could buy in the 130k range and see if it makes more sense financially (It should) and use that to help make a decision. You would also be able to buy a larger investment than that. With 40k out of your last property, you'd be able to look in the 160k range which opens up some really strong options.

@Maurice Colbert These are great questions to be thinking about ahead of time. Like @Robert Ellis says there are benefits to selling a primary residence. I would also encourage you to consider what selling your property and buying a true investment property would look like. You would likely see much greater cash flow going that route.

@Jacob Wazydrag Great advice on here so far. I've been investing in Columbus for 2 years and am enjoying it a lot. Don't feel like you need to rush in but when you find a deal be ready to act quickly because they are going fast. I'd be happy to share whats worked and what hasn't for us so far if you'd like to grab a coffee or beer sometime.

@Patrick Martone I can only speak to Columbus but 100k would go along way here on a house hack. Franklin County (Columbus) FHA max for a 4plex is $628,500 (https://entp.hud.gov/idapp/html/hicost1.cfm) so you would still have capital for more investments. But like @John Horner says its about what your goals are. I began with a house hack as my first investment property. Let me know if there is any way I can help.
