Much of the spike in gas prices is due to speculators in the futures market. It's the dirty little secret of the world's super wealthy that no one seems to hear about. It is not a classic supply and demand issue.

As I understand, in excess of 80% of all futures contracts in oil & gasoline are not the manufacturers that sell to refineries/retail buyers, its speculative investors that have no intention of taking actual possession of the oil/gasoline. So what you say? Well, the 80% is way out of balance. I believe the ratio is a third each for buyers, sellers and speculators, to keep everyone honest.

Refineries are operating well under capacity and much lower than the past few years because demand is falling. While demand is falling, oil inventory is piling up. There is no supply and demand problem.

As long as no one outs these speculators, they will drive up prices every chance they can. Natural disaster, instability in the middle east.

In order to have it hit their credit report, doesn't the landlord have to be registered with bureau in order to submit credit history? If so, has anyone done this?

Steve Babiak I've not heard of searching for eviction separately from credit/criminal. I just learned something new today!

Mark Updegraff and Nathan Emmert, our company has used collectors on occasions for defaulted office leases. More than half the time, they get something back. It's never been 100%, but the former tenant will usually agree to settle.

Since REI is a team sport, it is so critical that you surround yourself with the right group to accomplish your goals as efficiently as possible. I noticed you are a CPA, so you know the importance of being a trusted team member. Where you the weakest, you depend more on your team, attorney, contractor, etc.

As long as you hang around BP, you will have a very valuable team member!

Sam Craven is spot on.

You need to balance the quality of potential tenants with what is available in the tenant population. If its a landlord's market, you could be a little more strict.

I had to ban my wife from using the fireplace. Sure she would start out with a manageable amount of logs, but would just keep adding so by the time the fire was fully burning she had overloaded it. The smoke blackened the bricks around the opening so that it looks like the fireplace had caught fire.

That being said, I agree with Jon K. at least down here in Tx the fireplaces are not used very much.
