Marshall, MI is a blue collar, small town with very low crime rates.  I live about 2 hours from Marshall and work in that area a lot for my "day job".  However, I don't know of any contractors or property managers, sorry.

Awesome advice!  I am fortunate that my agent is also a licesened builder and investor so I trust his judgement if he were to look at a property without me and give me a recommendation. Just got an accepted offer late last week on a duplex so I'm really excited that all the front end work has paid off. Thanks again!

@Account Closed great advice Ken, I really appreciate it. I like the idea of asking the listing agent to send pics of specific areas of the house.

I've found myself looking at several properties which as you all know takes a lot of time and can be challenging to schedule with tenants, agents, contractor, and myself having a full time job.  I have made about 10 offers in the last month with no contingencies as I had walked through them all with a contractor and knew the rehab costs.  To save time for both myself and my contractor, I'm wondering what your thoughts are on making more offers with "walk through" contingencies vs. looking at every property before making an offer?  Any insight on this or how you word your offers would be greatly appreciated.  Thanks in advance!

Welcome! I am also in west Michigan. Let me know if you guys start a sub-forum. Lots of potential in Muskegon. Just got outbid on a duplex last week. Discouraging but there are more deals out there! Good luck!
