I would give lighthouse property management, choice pm, and west shore pm a call to confirm rent rates in that area. My guess is between $700-$800/month

Phillip, they had no actual requirement on the timeframe but capped the loan amount at 70% LTV. I had owned the property for about 4 months when I refinanced with them last year.

Congrats Dan! Can't wait to hear about the deal you have under contract. Crazy story on that 5 unit deal I told you guys about at the last meetup that fell apart... it came back and I closed on it Friday.

There is the MARA (Muskegon area rental association) meeting the first Monday of the month at Whitlows restaurant in Muskegon/Norton Shores area. Check the MARA website to confirm the details. There were about 40 people at the last meeting. 

Nick Smith, you may want to give the local property management companies a call to ask about rent prices. They would have the best idea for specific areas and bed/bathroom combinations. I work with lighthouse property management in Muskegon. 

Several of the folks in this thread had been meeting last fall but there hasn't been a meetup in quite awhile. I will reach out to some of the people that were at the past meetings to see if there is interest in getting back together. Possibly next month??
