@Josh Walker Detroit definitely has sign of revitalization. I am a realtor here and I deal with investors very often. From already tenanted properties, to vacant SFR and MF. Supply is down and the demand for this market is sky high. We should connect.

I am a realtor, but I wholesale deals in the Midwest market as well. This was very informative as I come across so many opportunities but don't want a guilty conscious of gouging my buyer or my sellers. Thanks BP.

Are you shopping in the NC market only? I would say make the offer worthwhile to both parties. You and the seller know the ARV, just make it make financial sense to you both which may mean tightening up your profit margin.
