@Paul Novak to give you another perspective, more information is needed.
Can either you or your wife take an inservice distribution from your 401k?
Are you aware that in certain instances you can use a cost segregation deduction to offset W-2 income or income attributed from a retirement plan distribution?
You can increase the cash flow of your RE portfolio by triple net leasing a 2 family duplex ( new construction)and earning 15%+ cash on cash.

@Brett Synickyyou can get same discount for real estate owned individually, directly when converting. You don t need to own a shares of a syndication to get a discounted value.

@Matthew Harrigan if you are self employed or in a partnership open up a Solo401k. You can contribute in 2025 up to $70k in a Roth account or use back door methods to do same thing after contributing to your Solo401k.

@Nick Am The benefits of having a Solo401k are huge. Especially as it relates to being able to rollover IRAs and old 401k money into a Solo401k.
Self employment allows you to contribute large amounts to Solo401k to reduce FICA taxes.

@John Brown how confident are you in your ability to run a STVR?
Run the numbers as if you leased the property from him at 10% x the value of the home( not including 1,000 acres) in lease payments @60% occupancy. How many beds/baths? Unusual amenities? Pool?

@Jeremy Hortonthere is no need to self manage for the passive investor looking for a fixed NNN return in the 15%+ range.
Smart business owners and retirees looking to diversify their investment portfolio are not looking to run a hospitality business. Turning over management via a triple net lease is a great way to lock in superior cash flow thru a 15%+ long term lease.

What is your projected ConC return with 20% down and 60% occupancy?
On the face of things it appears you will have a hard time getting a +10% ConC return.
