@Craig H. thanks for the feedback.  Have you been burned on any exorbitant bills at on time or another?  (Everyone washing cars in the summer?  Long showers? etc.)  If so, any way to combat that?

I guess that's my biggest fear, if I can't bill back somehow.   

Also, did you investigate cost on putting shutoffs on each apartment?  Possible?  Cost?  Just curious.

Was curious what most locals here in Cincinnati utilize with multi-families?  In my limited experience, as a renter and investigating some potential properties, it seems most owners are covering H20.  What are you using in your multi?  Or what do you typically see?   Anyone utilize a RUBS system?

Fellow BPers:

I am trying to take the next step and acquire a duplex.  I've come across a few with the electric sub metered.  Two questions:

- If I'm looking to hold long term, would it be wise to sub meter H20?  If so, what have you experienced for typical cost?

- Many of the duplex have a shared washer/dryer.  I've seen separate outlets for the dryer, so the tenant just switches the plug.  But how would water for the washer work?  Any info is greatly appreciated!!

Fellow local BPers....slowly inching along with education and deal analysis.  In the mean time was trying to seek out some connections with a real estate attorney and also an accountant.  Anybody who might deal with smaller investors and those starting out.  Thank you in advance!

Was curious if an small multi-family investors in the greater Cincinnati area....

1. sub meter water?

2. if so, what company do you use and what are the costs/terms?

@Thomas Barrick thanks for the info. One additional question, if you don't mind. So hypothetically, if the leases were in effect for let's say 5 more months after your offer was accepted, was an FHA out of the question? Or would they still grant you the FHA loan and then occupancy would have to take place after the expiration of the leases already in place? Thanks!

Sounds like you hit the type of property I'm going for as well.  Just about turn-key, maybe some upgrades but nothing too major.

@Thomas Barrick welcome to BP and REI. As you can see Cincinnati has some active members and many are extremely helpful and willing to share. Thanks for sharing your recent experience with the duplex. I'm look to do something similar within the next year. I would like to hear more about your experience. Did you take occupancy of 1 of the units after the lease expired? Did you go with a turn-key place or did it need any work? Thanks and congrats!
