@Stephen E. thanks for the input.  That is pretty much what I was thinking of doing.  Any issues or complaints from tenant with the closet knobs?  Just the single deadbolt, is anyone questioning or complaining?  Curious.   I too was hesitant to go the SmartKey route because I kept seeing posts about them jamming up or not working.  Thank you for the reply and feedback.  I appreciate your insight!

Trying to decide if I should update my locks to landlord locks for my properties.  Does the the deadbolt switch out in the same way as the entry knobs?  Any feedback on positives / negatives on landlord locks?

@Lora P. I'm not sure on this.  I haven't had actual experience with sub metering.  Thus the reason I bring up the question.  I'm trying to do my research before implementing any changes.

@Melissa N. yes, we did have a previous discussion.  I was just trying to revisit it and see if any other members might chime in with a new thread.  I agree that it would be nice to shift things and have more landlords in the area take this up.

Is anyone sub metering small multi-family in the greater Cincinnati area?  Or possibly using RUBS?
Anyone just doing an additional flat fee? Was curious if any duplex, triplex or 4-pled owners have had any success lowering cost with this?  I'd like to make this move but worry about the reaction.  I'm willing to drop rent if tenants will pick up H20.  Seems the trend is that most just include water in neighborhoods around the city. Any feedback is appreciated!  Just trying to get a lay of the land on this subject.

@Melissa N. thanks for letting me know what you discovered.  I've had the same feedback locally regarding RUBs.  You're mention is the first I've heard.  Most of the areas that we're looking to purchase, water is included.  I'm with you on trying to change the climate.  I'll make some calls and see what I find. 

@Stasiu Geleszinski appreciate your insight.  Could you expand on what you mean by "entry" fee?  So are they charging a flat, up front fee at lease signing, or something like that?  I'm somewhat "fuzzy" on this.  Thanks!

@Craig H. awesome info!  I've never heard of the hose bibs.  No idea they made such a product.
In terms of the shutoffs on showers and sinks, do you mean in terms of like an access panel in the bathrooms?  Or are you referring to a shutoff at the line running to the actual unit?  Just wanted to clarify.
