@Craig H. yes, I figured that would be the case on the four families.  Thanks for the info and clarifying that.  Also, appreciate the recommendation on Spectrum.  Are you sub metering currently?  How did the transition go?

@Jay Helms I didn't drop rent.  My area nearly all rentals have water covered.  I simply put a cap on H20 cover for the first 2 occupants.  Then it was an additional $25 per month, per additional occupant.  Most of the prospective tenants were single people or couples.  I did have 1 family with 2 kids and they were not turned off by possibly having to pay an additional $50 month for the water.  Hope this helps.

@Brandon Nahale I echo the comments by @Todd Dexheimer and @Paul Sian.  Overall, I would say Todd's range is 100% accurate for Westwood.  Be careful on your location and have boots on the ground. 

I saw the Podcast listed on iTunes and listened to an episode.  After that I was hooked.

@Brandon Nahale I asked around and found a few that incorporated RUBS.  However in my area the market has dictated that owners pay water.  So what I did implement with my first vacancy (2 BR unti) was institute a policy that H20 was covered for the first 2 occupants and then $25 additional per month/per person.  I permit 2 people per bedroom.

I had to put investigating the submetering on hold due to a bunch of other things that came up both with real estate and person life.  It is on my "to do" list for the summer.  It is for a duplex and ultimately I'd like to do it but I'll have to see what I find out.   Wish I had more info for you, but this is where I'm at currently.

@Chris Wiedeman, a dumb question, but sorry...new to the H20 stuff: So is sewer still 100% on property owner even with the submeter?  What is your experience when it comes to that?  Thanks in advance!

Hi Everyone!  I'm currently updating a unit in a duplex and was wondering what to do with the old kitchen exhaust fans.  The one pictured below is okay at first glance, however the interior is nasty with probably 40-50 years worth of cooking grease/exhaust built up.  The fan in the other unit is 50x worse and is a total eye sore.  Anyone have any experience and/or suggestions?   We're trying to update everything and give the units a new/clean look, but attempting to avoid serious gutting on issues.  Thanks in advance!
