Frank Paul thank you for the info. Obviously I’m new to Real Estate Investing, so I appreciate all the pointers I can get. As I said I never looked at that. I’ll do an analysis of what other local units are being rented for per square foot, and see how to use that for the units we look at purchasing.

I would post the notice tomorrow, that means if they pay on Friday all is good. If they don’t your taking the steps to evict as early as you can. I would talk to them about the notice and explain this is what you have to do for your business, no hard feelings. Tell them if they pay on Friday all is good, but that for the business you have to make sure you post the notice in case they don’t.

Fairborn: 45324 Huber heights: 45424 Riverside: 45404 Maimisburg: 45342 Kettering: 45420 These are all B and C neighborhoods. In Riverside and Miamisburg you may want to check as there are some small pockets that may be close to D. Let me know if you need any more help or boots on the ground. It depends on what type of neighborhoods you’re looking for, and what type of property. If you provide that info I’m sure I can get you some zip codes.

@Darrin Carey Thank you for your feedback. I hope can I make the meeting on the 11th. I work evenings to I have to find somebody who can cover for me. If I cannot make it I will aim for the February one (In January I'll be in Europe visiting family, so that one I for sure cannot make)

I appreciate your point on the 5-12 unit multi families. We will reconsider then after your feedback. From what I understand we would need a commercial loan for them, which is harder to get. From your profile I understand you're a lender. Would you be able to let me know if I'm wrong in this assumption from your experience.

@Sam Alomari Thank you for your feedback. I agree with you that financing can be a hurdle. As I mentioned in the plan we will look at other sources such as  a portfolio, private or hard money lender when we get to the point conventional financing is no longer an option. We do realize we have to start develop relationships in this field rather sooner than later.

Mackaylee Beach If you’re new to REI you can still have an opinion without needing to be educated by a person who works for the criticized company. Don’t really think you’re impartial as an employee of this company. If you are new to investing you can still see if a property is clean or dirty. You can still see poor work done in things like painting, tiling, flooring, etc. It’s very easy to compare a sales price to other properties in the same neighborhood. Combining dirty properties with poor quality work for the same price or higher than other properties in the same area anyone can determine the value. Somehow your reply just comes off very condescending to me. I hope it’s not meant that way.
James Wise thank you! Joseph Cornwell thank you for your reply and the information. I will reach out for sure. I’ll be traveling to Europe on 12/26 but will introduce myself and hopefully I can make the next one. Which areas of Cincy are you having rentals, and are you happy with those areas?
