I really appreciate the  information and take everything you said to heart.  I intend on running an establishment grounded in integrity, therefore I will be taking every step to make sure my reputation is one that my kids can be proud of.  Again, thanks  and I look forward to discussing with you how to stay out of trouble.

Hello BP fam:

I am interested in wholesaling in the greater New Orleans market. At present,  I am educating myself as much as I can on the art of wholesaling (via BP, podcast, print, and NOREIA meetings) and I am also studying to obtain my real estate license.  It would be really great if someone in the NO market could share their take on the best practices for building a lucrative wholesaling business.  If willing, how to find an ethical mentor would be nice.

Talk about a persistent group of people. The following week, after turning down "their offer" I received 3 calls from FB saying that I should call them. Then weeks after that still calls. The the most recent call was last week, when someone called confirmed who I was then asked me to hold for an FB associate. Really!? My partner and I went to the 3 Day seminar back in August. At first we were seriously considering signing up. We were going to pull the money out of my 401k, but after talking to my financial advisor and what I consider "divine intervention" we decided against it. We were sold, but the HARD pitch for the money RIGHT NOW!! made me doubt and question the process.

@Miyako Boyer the advice from Josh Braun is right on point (as some of the others are as well). Goal setting, planning, just as one's mind-set is pivotal to extreme success. If I may suggest reading "The Miracle Morning" by Hal Elrod. It has really helped me focus on what needs to happen in my day to day in order to be extremely successful at my goals.

Hello guys: Can I get your take on whether it would be a good strategy or not, to have your buy and hold properties as a separate business from your flipped properties. I was told doing so would protect the assets of one in the event the other entity was sued.

The best type for my experience level (by the way I have none).  Which ever I choose it will be my first and don't want to bit off more than I can handle.
