Yes, it sounds a bit odd.

More technically correct would be your encumbering a free and clear property with a mortgage.

It’s a “Cash Out Refinance” loan. Conventional, commercial, it’s the same idea either way.

Work with investors as private note holders. You do the work, reap the profits, pay the note. They stay on the sidelines working only as the financing part

I've not bought anything in over a year. For existing housing I must be all in at 70% ARV or I'm not a buyer. That seems all but impossible unless you cut absolutely everyone out and market directly to the owner. Given all the hype in this market that is far from a sure thing even going direct. I have other reasons why I haven't been buying too, but the numbers I see haven't persuaded me to burn through marketing funds, at least not yet.

I'm not a big fan of flipping myself. I'm more about BRRRR's for buy and hold. I'm even less a fan of flipping when the market starts slipping. Too much chance to be upside down, especially if there's not much meat on the bone to start with.

As a GC I don’t target investors. I’ve had too many bad experiences in the position of working FOR investors. 99% of investors are to be avoided. Mainly, because of unrealistic budgets. If I’m going to work FOR someone it’s much more profitable for me to target retail homeowners. My minimum GPM is 33%. If I can’t comfortably hit that I’m not interested in the work. Time being equal I’ll find my margin elsewhere.

Disclose, early, often, and in writing ASAP and certainly at the closing table in writing. Your broker may be your biggest obstacle to wholesaling.

GA is a non-fiduciary state for RE Agents too btw which you probably already know being licensed.

On a BRRRR if your not "All In" (purchase & rehab) at 70% of ARV you will leave some of your cash in the property when you do a cash out refinance into your long term hold loan for the property.

It's not the end of the world, but it's a rock solid ROT if you want to consistently cash out all your capital back out on a BRRRR. The reason being because of the 25-30% LTV you'll have to live with on the refinance.
