I used an actual property management company. I interviewed a few before choosing them, but so far so good!

Thanks! The house is in the Broadmoor area, 71105 zip code. And I guess I'm not super concerned about the house getting trashed. We screened for solid tenants and I've got faith that they'll treat it well. And if they don't, I also have a deposit for first and last month's rent :)

It wasn't that tough actually. I found the lender just by calling around. You can read my response to Erwin to get the full breakdown. But it's definitely possible!

No worries, I know it was a long post! The property is in Shreveport, LA. Returns and CoC are technically infinite because I invested $0 into the purchase or rehab (just the carrying costs). The property is currently rented out for $1,500 and all of my expenses, including management, are about $1300.
