Thanks for sharing @Chaim Hoch! And thank you for highlighting the lesson learned on the financing piece. What would you do differently with the financing, knowing what you know now?

Congrats on getting the deal done @Andrew Cruz! You hear a lot of people saying that there are "no good deals on the MLS", but you're proof that it's still doable.

Congrats @Bob Langworthy! A lot of people would've shied away from such a heavy value-add on their first deal. Kudos to you for having the confidence to make it happen!

Congrats @Michael Varela! Love that you found this deal by taking massive action - Most people wouldn't have taken the time to spark up a conversation with the neighbors to figure out the status of the property. Keep it up!

Hey BP!
I've been hard at work over the past several months working on a new real estate podcast, and I couldn't have done it without the support of so many of the members here at BP. I've interviewed almost 30 members since I've started, and I'm so grateful because I truly believe their stories and lessons are going to help someone else get started.
Bigger Pockets has given me SO MUCH knowledge and encouragement and inspiration, so I'm hoping this podcast will provide back even a fraction of the value I've been given.
Here's a quick breakdown:
What?
The Your First Real Estate Investment podcast focuses exclusively on helping new investors complete their first real estate deal.
There’s plenty of podcasts out there already that interview real estate investors that have dozens, even hundreds or thousands of units – this podcast uniquely focuses on how those investors got started.
Why?
Getting started is the hardest part, but the truth is, most people believe getting started is a lot harder than it actually is.
The goal and purpose of this podcast are to educate you on the process of getting started in real estate, and remove as many of the “unknowns” as possible so that you can confidently complete your first (or second, or third) deal.
Who?
I am NOT a guru – I’m just a normal guy who decided to take his financial future into his own hands. I figured, what better way to help other people get started, than share my conversations with other, more experienced investors?
I currently own a small portfolio of rental properties, so I’m learning just as much as the listeners are from the guests on the show.
Special thanks to @Adriel Liwag, @Bret Winegar and Eryka Santoyo /Joe Breamer as their episodes were the first to go live!

@Michael Ealy, yes, rent control is coming to CA - though, my understanding is that it's a gradual roll out over the next several years. Even though I live in CA, I'm focusing my investing in Shreveport, LA at the moment. At some point, I'll look at apartments in my market, but wanted to "cut my teeth" in a lower-priced market first.
