I read somewhere I should only make an offer on the income it generates now. Never make an offer on the potential income.

@Austin Hughes they are asking $650k for an 8 unit building. According to there POTENTIAL pro forma. With an 8 cap the price is decent. 

But according to actual rents and 8 cap The building is only worth $310k.

Can someone point me in the right direction on analyzing a commercial property? This property is from 1966 8 unit. It's been owned by the same family for decades. The rents are well under market value and the building is well maintained. The pro forma is for market rents not the actual rents. Even though they did follow up with an actual rent roll. I know we are not supposed to value a property from its potential NOI. How can I price this out accurate not knowing the a tail cap rates of the neighborhood? Any suggestions?

Yes my biggest issue is the big down payment. There's commercial deals in CT. I have to be a little more creative.

You know what I love about this group? Everyone is out there making dreams happen. There's big dollar companies and individuals making big deals. And yet everyone is humble and Want to help each other. . It's a testament to @Brandon Turner and @Joshua Dorkin. In learning so much from this group. Who needs a mentor when BP is my mentor.
