I am looking to purchase Jim Napiers book, " Invest in Debt " if anyone is interested in selling a copy. My mentor has suggested starting with this, and practice the math.. This is what I want to do, since I happen to love to crunch numbers. 

You set the price and we can negotiate a deal and if agreeable I can send a check/ Paypal or Money order.

@Abhi Golhar Thank you so much for the answer and I LOVE the video ( we make home videos, so this was a great way to meet you and get your reply!) I really appreciate your help. 

When I was in Real Estate as a Realtor my first listing was 6 million, I believe you can do the same paperwork for a 100K deal as a 60 million dollar deal! Thanks for the help

Hello, 

I am new to the game of Investing, and I am loving the learning curve ( pretty exciting! ). I have a question, that may seem naive, but I am trying to learn from others and do well the first time around. 

If I find a deal, and someone wants it, I would be paid a finders fee. How do I guarantee this? I might be working with a stranger.

I have a deal that is around 60 Mil. Not for the faint at heart. :) It might be negotiated for less, but this is the asking price.

I am interested in the Tucson Market, I had lived there for 13 years ( in the Pacific Northwest of 1990's off of Lambert and Thornydale )... if anyone has information on rents on the East side, or Wholesale deals, I am interested. I can pass on deals here in San Bernardino County, if anyone wants to have that information.

Thank you Jack, I decided it was a NO GO for this deal. It was going to be an issue for me. If anyone is interested it is in Lake Elsinore, CA and needs to be with the partial land APN next door. Going to auction possibly in July. 

They may have 'given it away' by now.

In my many years of life ( non YET in investing ) I understand Free is not always FREE. I have an opportunity to obtain a Lot. - Gratis. 40x136. I can not build on it, but potentially, I can buy the parcel next door and build/ sell then. 

The taxes are 60$ a year and I have a call in for information on the Title... Clouds... ( Liens ). 

Is this all I need to concern myself with, the water in the area seems healthy, and no 'news' of 'Gas Leaks' in the news.
