@Llewelyn A. I am interested in a program... depending on where you go with it. I am working on C/F first, so then I can buy a large rental/ apartment building with my experience. I loved the story about the Brooklyn apartments... thats my dream.. Start small only if needed. I am not afraid to go big, just need a background to know how to crunch my numbers.

Hello, I am going into Real Estate Investing as a single. I plan on staying single, but sure need a few female voices to help me 'get a plan'/ check list. I live in CA, but hope to invest where I can, out of state is probable. I have HAD my Real Estate Licence, but let it drop. 

I am organized, have integrity, am friendly and do not put up with drama in my life. I have raised five children alone, so when you see the bumper sticker, "You can't scare me, I have had children" ... that's me. 

I hope to learn to teach... women especially. Single moms especially, and Veterans for sure. 

My question: just looking for a voice, 'crying in the wilderness' speaking Truth.

I voted for our President, I am a supporter. If I could be in a RE family, I would choose his. He has trained his children well, they are well behaved, and gracious. 

I believe in what is happening and I may be unpopular, but oh well.

@Andrew Postell thank you so much. This is just what I needed to hear. As the process becomes more practiced, I will have less questions, and more answers. Right now the lean is to the 'less'. :)

I see a rental that has 14% CAP rate, with 5% vacancy quoted.

I have done my math ( if its complete ) and see a spread of $2500 from Income to Mort./Taxes/ Ins. 

Is there a lender who would consider me as a purchaser? 

No Income

No Job

but I hope to 'buy' my first rental, with the rents as my 'collateral' 

I would like any help, if this has been done.

Thank you so much, after I thought about it for a while, I thought it was OFF. I really do not know what to look for and what I am doing. 

That was a definite shot in the dark, and I missed it completely. 

I have time to find out how to do what I am hoping; Help others get into homes. 

Thank yo so much for 'setting me straight', It is almost embarrassing I am so 'off' in my thinking...  I will learn and I will be ever grateful for all the lessons AS I learn.

I am so new, my 'umbilical cord' isn't dry! I have a very newbie idea and if my math is correct it is a win/ win/ win. 

I have a friend who is looking for a MH and has $14K for a DP and would like to 'borrow' the rest and I told them I might be able to find an Investor to help them. 

My idea is this since I am doing this as a 'favor to them' to start out, I just would like a 'Thank you letter' for my files from them. 

For the investor I have THIS Idea:

18%, 20K ( five to me in cash from investor, this already sounds 'off' to me), Pmts $360, 10 year term.

The cash is for the deal acquisition. You would be paid 'back' the 5K in the loan amount. 

Is this a Win/ Win/ Win? 

I am new ,but I am not willing to 'give my time away', Thank you so very much for any advice. 

Ethics and Integrity are somethings very valuable to me, so if this crosses those lines, I sincerely apologize. If it is a good deal, I praise God for the idea.
