Hello! I live in DFW, on the Fort Worth side.... for the short term rental people, I'm curious as to data points that you look for when choosing a location for your Airbnb. I realize that Airbnb is not just for vacationing, that a lot of people use them for weddings, business travel, etc... how does one go about picking an area that will Airbnb well?

The metroplex is creeping north at a faster rate it seems than south. I don't know the Dallas side as well, but on the North Fort Worth side, the 35W corridor from Fort Worth to Denton is quickly getting filled in.

@Andrew Nichols, may I ask... the deals you are finding, are you finding them yourself or using a wholesaler? I wonder how much the numbers change for a BRRRR when you use a wholesaler.

As I am currently in the market, I have some target areas that I am interested in per the data, however for the purposes of this post, I’m more interested in finding a solid property manager who knows the area even better than I do, and figuring out where they like to manage properties. Their insights will help me narrow things down, and hopefully find a partner to do business together. I’m also hoping to meet up with some investment friendly agents!

I’ve spent the last decade living in Roanoke! I love Roanoke, it’s my adopted home town. But those townhomes off the Oak St are expensive.

Yes I agree with everything you said! However idk about Castleberry ISD. It doesn’t compare to districts outside the loop anymore it seems like.
