I make money on a deal when I buy, so anytime I find a deal , I buy.

Many real estate agents claim December is slow and no one buys a home in December, so they stop working from Thanksgiving until after New Years. I am always very busy in December, as I work my business year round. 

Same goes with my real estate investment business- marketing, find deals, buy, rehab, sell, repeat.

I have a 89- Step Marketing Plan I use for all me sellers.

Think about what an agent can do to sell a property.

My plan includes: Professional Sign in front yard and at cross street (if allowed), Multiple Pictures / Virtual Tour, Color Flyers, Property specific website, Open Houses, Broker tour, reverse prospecting to local agents, buyer and investor list, Postlets, Zillow, Realtor.com, etc.

Get the idea? - Everything you can do and DO to sell the house. Brain storm and make a list.

As a Real Estate Broker in Sacramento, Ca I have an 89 step marketing plan I use to sell not only my flips, but traditional real estate I handle for other home sellers. Start with professional pictures and virtual tour ( not an "I can take just as good pictures"). Agents know the "verbiage/talk" that helps in marketing. An area specific Agent will know things about the neighborhood you likely don't- typical days on the market, how many showings till offer, and so many more things they have learned from time/experience. If you think all an agent does to market a property is MLS, you are sadly mistaken. MOST buyers and sellers hire professional agents, why, because there is more to real estate then the MLS. Statistically FSBO sell for over 20 percent less then what a home listed by an agent sells for....good luck, keep us posted on how it turns out.

There are several banks that do not allow a real estate who is also the agent/broker to receive the commission. It may make no common sense, but remember you are dealing with a banks REO management. It has always surprised me the banks let so many of their properties be "double-ended". Find another agent to work with to rep you. Many times I use the commission when figuring out my numbers.

Until an offer is signed by all parties, it is fair game and not unlikely for a seller to accept a better offer before another offer is signed. Remember the listing agents responsibility is going to be to get the best offer for the seller and usually the banks look at the best as the "highest".

YES it is worth it, if you have the passion.

Yes it will be work, but sounds like you WORK everyday already.

What a great opportunity you have, you could specialize in "Military Families" and/or "Working Moms" - who better to understand their needs.

The downside will be, you will need to get a license in which ever state you end up moving too, each state may have different requirements, test etc to get licensed.

If you end up moving to California, contact me, I would be happy to help out a military family and working mom.

Larry,

The property expires when the contract between the seller and the agent expires. Listing contracts have a start date and must have an end date, though that end date could be extended, repeatedly.

2 directly from home owners - one referred by friend, the other tracked down an absentee owner.

2 from trustee sale

1 MLS

And a side note, the most profitable were the 2 from home owners and the least profitable was the MLS.

Anthony, I might be able to answer specific questions about the condos you are considering. I am a Sacramento native, real estate investor and a real estate Broker. As shared above, many of the HOAs have limits on the number of units that can be rentals and are requiring sales only to owner occupants. 

How are the conditions of the condos you are looking at?

Don't forget the number one rule of real estate: Location, Location, Location.

Not sure there is just one "best place" to find motivated sellers.

But here are a few ideas:

Get a list of the expired listings from your friendly real estate agent, and go back several months. 

Check your county records for divorces, deaths, probate filings, tax liens.

Try properties that are vacant and for rent.
