I figure in 8% for vacancy, 10% for repairs, and 10% for capex. I would rather be on the safer side when configuring numbers. Other factors that would influence you: are you performing the repairs? What is the age of the property? What is the rental market like in the areas that you're looking into? Watch the BP tutorials for these spreadsheets too. They are helpful for initial guidance.

You're right. There are quite a few homes here in KC that have foundation issues. Both flips that we've owned had some foundation issues. It's not a big deal if you budget appropriately and get it taken care of by a reputable company. If you're doing foundation repair however, you want to be here to inspect that they're doing it correctly which could be hard for you guys being out of state. Your numbers don't look like it will make up for the potential headache you're working with. I'd pass if I were in your shoes.

I've read a lot success from using a pay for MLS listing websites. I used an agent for our last flip but wanted to give one of these websites a try.
I'm going to need services for: listing the house on the MLS, all paperwork/documentation for selling
I will be taking the pictures and complete the listing myself. My husband will assist with showings.
Who's the best out there?!
