Better move quick.  I just locked one up today in a great school district in Gwinnett County.  4/2 built in 1971 needs a good amount of work, and tons of offers on it.  Got it for 117,000.

Good points James regarding school clusters, especially in Gwinnett.  I work within the Gwinnett County School system, and anything south of I-85 and 316 is very suspect.  As far as the south end of the county, better stay north of Hwy 78 in terms of school clusters there.

Hi all,

I don't want to bore everyone with a story of why I need a new CPA firm this late in the year. I live in Atlanta, and have used a large firm in Utah for the last several years for our taxes, but that firms turned into a bit of a tax mill now, and the customer service is no longer there.

I reached out to a few CPA's on BP, but haven't had any success there either. At this point, I'm really looking for a good CPA Firm that has someone that is dedicated to answering a phone, and taking information. I don't mean that to be sarcastic, but I've been quite surprised at how many CPA's don't have receptionist, and the the messages just go to voice mail with no return calls.

Any assistance would be greatly appreciated. Thanks

As someone stated earlier, those are motor officers, and the way their bikes are set it appears they were there running laser / radar. It could also be that while they were there running traffic, that they heard something from the building, or happen to get a call while they were there. The way their bikes are parked isn't indicative of them being called to that location for a call. Looks more like they were already there running traffic.

Update to my situation:

The tenant has now paid three months of the lease in addition to January's rent, and has forfeited her deposit. The the tenant vacated the apartment this past weekend (again as agreed upon) and now I can contact the court today and cancel the upcoming court date.

I'd say that was a pretty successful negotiation (without getting burned or slipping up ;)

I have to say I'm still quite amused at how quickly some investors / landlords are quick to give up without even trying to re-coop money that is owed to them.

Don't let the naysayers stop you.

That sounds like hoarder behavior to me. I can't think of a good reason either, other than she may be thinking she'll sell them for a profit one day, but the cost to fix them up again may eat into her profits.

I'm at a loss on that as well.

Richard it really depends on your skills that you currently have. Something that may seem easy for me may be something you've never attempted before. Some basics that come to mind would be painting, pressure washing, light drywall patching, carpet cleaning, general house cleaning when the rehab is done. It's really going to be dependent on how comfortable you are at making repairs. YouTube is a great resource for videos on sheetrock patching, replacing tank components for toilets, wax rings, replacing broken faucets, fixing drains, etc.

Those are just a few things that come to mind for me that are fairly simple. I'm a big believer in tackling a lot of things that I might not YET know how to do. That way once I have a good idea of how to fix something, I'll know if a bid is too high if I choose to pay a contractor to fix something. Also, I just like working on things. If you develop a good relationship with your contractor, they'll teach you how to do a lot of things, just try not to get in their way too much.
