Don't overlook your own back yard first. Oklahoma has something GA doesn't, a very strong jobs market because of oil and gas. I know a lot of large multi-family investors are buying in Oklahoma because of the jobs being created there and Texas. It's a strong market to be in.

This has always fascinated me that people would take the time to call and complain. I would look at the YL or postcard as just another piece of junk mail and throw it away. I'm about to put bandit signs out, so I can imagine the calls I'll get on those! I guess everyone's a little different.

@Kevin Bright It may be a little late now, but there's a reason it's difficult to find a property manager in Jonesboro, it's not a good area. I've always told out of state investors if you stay north of I-20 as a general rule of thumb, you should be ok. Clayton County is basically Detroit South @Joshua Dorkin (figured Josh would appreciate that) I would suggest selling the property while it's vacant, and looking for something north of I-20. @Adam Demchik I can give you one more company I've used. Guidant Financial.

They handle self directed IRA's and my wife and I used them last year to open up our own 401K in our business. She was able to quit her job, then we took her 401K transferred it into the newly created 401K from Guidant, and then bought more real estate with those funds. They delivered on everything they said they would do. They also provided outstanding legal counsel here in Atlanta for our consultations that were included. Their very big on helping people in our profession.

Great insight as usual Curt. I'm shifting focus in Atlanta to areas where people want to be as well. I see all kinds of cheap properties around the metro, but not where I want to be, or people want to be either.

I know these aren't going to be great sources for you, but it's something. Zillow will show pre-foreclosures marked as blue homes on a map, and I know the classifieds post the legals for the pre-foreclosures and ones going to auction.

I would definitely charge the tenant for that. Even if it were a little extra added to the rent over a few months. I've had tenants try and freelance maintenance, and I tell them if I have to fix their repairs, then I'm charging them. I tell tenants before they move in, and it's written in my lease agreement to contact me immediately with any maintenance issues so I can address the problem.
I had a tenant once that let a leaky toilet keep leaking until she got a 500.00 water bill. She called me complaining about the bill and wanted it deducted from her rent. I asked her why she didn't notify me of the leak when she first heard water running in the toilet, and she said she didn't want to bother me. Needless to say I did not give her a break on the rent.
