Funny that this subject came up. One of my applicants told me she has 2 DUI's which is apparently a felony. She was totally upfront about it.
I am seriously considering her. No evictions, makes good money.
But.....she owns a hair salon....and I know how wild hairdresser types can be.....but that's a completely different story.

I'm about to start taking applications for my rent house.
If I reject a tenant who fills out an application (which is free) do I have to tell them that I am rejecting them and if so, do I need to tell them why?
Same question goes for applicants who pass the initial application phase but fail the criminal/credit/eviction screen.

I left NY (L.I.) about 20 years ago. I miss the beach, but not the cost of living.
I am thinking of Florida in the future. I love California but the cost of living is just as outrageous as NY.
I save so much money NOT living in NY that I can afford to visit NY, CA and FL whenever I want. Even though Dallas is a hot RE market, there are still deals to be had and lots of job growth.
TX summers are another story...............

@Marcia Maynard thanks. There is a big yellow rose bush in the back...the other two are red roses. I think they look nice. the neighborhood is a C+ type area and my house is the nicest on the block. I think the red roses in front give it a nice pop of color.
I guess I was worried about some kid thinking "ooooh pretty...me GRAB!!!"

My rental property has three rose bushes. They look nice and I think add a little curb appeal. There is one in the front and two in the backyard.
When trimming them the other day I realized just how thorny they were.
I dont have a tenant in there yet, but was wondering: If my tenants have kids and they fall into the bushes or hurt themselves in some way on the thorns, can I be facing possible legal action? Should I get rid of them?
Is there something I should/could put in the lease regarding such things?

@Marcia Maynard I did a search prior to my initial post, which revealed many of the predictable "Section 8: Good or bad?" type discussions, of which there certainly was quite a bit.
My question was about the process itself and navigating through the mess that is the hud.gov website.
I found the answer I was looking for elsewhere.
