I have a seller who is very receptive to the idea of seller finance.

Let's say she she agrees to the terms, etc. (which I feel she will)

Now what?

My brother in law is doing his first flip in PSL, Florida....EXTREMELY talented/experienced guy as far as remodeling/rehab goes, but didn't bother to look at comps in the area, although I don't think he's too far off.

PM me and I'll give you the address. I will pass your name along to him as well...possible sellers agent hookup.

@Rodney Kuhl I dont know about fillable PDFs. My experience is you need the pro version of Acrobat to do that, although I have found several free PDF form fillers online and they work great. (just Google PDF form filler)

My SFR is actually not ready yet (rehab finishes this week) but I am advertising it and emailing the PDF to interested tenants, telling them to hold on to it until the showing, at which point they can give it to me in person....although now I am thinking I should perhaps provide a link to a free PDF form filler.

I used the rent application that is provided in the file place section here on BP. I opened it in Word, modified it, then did a "save as" and chose PDF as the format.

@Rodney Kuhl I am in a similar situation. I plan on using Smart Move, but have been emailing PDFs of my application. I only have one renatl so will jot be joining any monthly pay service at this time.

@Stephen Turner they make a version of iMovie for the iPhone (free, btw) but the interface is wayyyyy to small for my fat fingers, although the same app on iPad is much easier to use. You can tweak the audio to some extent within the app.

There are others who can answer more to this, but if you are a licensed realtor you should check your states disclosure laws. Here in TX you need to tell them upon first contact I believe.

If you are intending to wholesale, do yourself a favor and be 100% honest and upfront with the seller about what you are doing. You'll regret it if you don't. If a seller is truly motivated, they probably aren't going to care...they just want you to solve their problem

@Sid Siddiqui I've had some success with direct mail, but plan on trying SEO and adwords, etc. Looking forward to generating more leads.

Consider joining one (or more) of your local REIA groups. I like NTAREI, but there are plenty of others....check them out.
