@Blaison Samuel No, but a simple Google search reveals someone who has bought a ton of domains, all with the keywords "J T Foxx complaints and J T Foxx lawsuits" ......possibly an attempt to bury any criticism of the fact that there was a lawsuit alleging sexual harassment of a minor, or comlpaints of him charging up to $60,000 for whatever it is he does.

Does that help?

I did a Google search for "direct mail marketing printers PA" and came up with a ton of results.
Fedex, Office Max, etc are going to be a little too vanilla for your needs.
His mentoring is only $25,000!!!! What a deal!!!!
Just kidding....that guy looks like a total D-bag. I saw where he said something like "the easiest money you'll ever make!" which is a crock. RE is hard and takes work.....if it were easy, everyone would be doing it.
You can get the same info for free here on BP and at your local REIA group, both of whom deserve your support a lot more than guys like that.
My local REIA has classes and seminars on every aspect of RE investing (marketing, legal, roofing and foundation basics, etc) and they are free or $20 at the most and the ones that cost $20 usually feed you sandwiches or breakfast......no big pitch or rah-rah or pressure to give any one 1000's of dollars.
The money would've been better spent towards a down payment on a property, but since you've already spent it, why not see if you can use to your advantage?
I've heard some people on here say that LU has access to vendors that provide a discount on materials (paint, carpet, etc)....see if you can use that for a rehab. Ask them why your offers are going nowhere, at least try and squeeze SOMETHING out it.
I the meantime, find your local REIAs that are either cheap or free, read BP and start networking with investors in your area.

Have you tried AgentPro247? I think you can pay for one month (they work as a subscription service rather than pay for individual leads)
@Seth Williams uses it and could tell you more than I could.

If they are from '59 there are people who love the retro stuff.....use words in your Craigslist ad like "retro, 50's, mid century" etc

I send out 500 a month divided into 2 mailings. It gets the phone ringing.
Took 4 months before I had my first deal, but thats me. Your mileage may vary.
I would imagine that you will get some calls, but there's no real mathematical formula to answer your question. The only way to find out is to do it, then see what kind of response you are getting, then adjust accordingly..
I took a part time job to finance my marketing, so i wouldn't be taking money out of my normal budget.
You could do that, or maybe hand write your letters, or find some other way to reduce the cost so you can mail to a bigger list? Time to get creative!!

There's a discussion about it here: http://www.biggerpockets.com/forums/87/topics/97526-how-many-mailers-to-get-a-deal
Is there any way to grow your list a little maybe? Maybe add some in-state absentees?

This might be what you're looking for:

If it isn't, just click on "resources" then "file place" at the top of the page and look around in there....it's full of useful documents.
